Set among tranquil cherry groves, a small vineyard, and olives, the meticulously renovated Farmhouse boasts a lovely view of the medieval town of Piedicolle. Formerly home to local farmers who worked the surrounding land, this estate was the meeting place for the annual battuto (beating of the grain). With the renovation of the second house– connected by a covered exterior breezeway ~ The Farmhouse accommodates up to 8 +2 guests.

The Space

With 4 spacious bedrooms – all with meticulously outfitted en-suites and private terraces – The Farmhouse is perfect for groups of friends and family gatherings. The long shallow end of the pool was designed with young children in mind and the professionally outfitted kitchen and exterior fireplace with grill, make The Farmhouse an ideal location for professional cooks and home cooks alike.

Configuration: 4 bedrooms – 3 with a queen-plus bed and 1 with a king bed (or 2 wide single beds). All the bedrooms are large, and all have spacious en suite bathrooms and private terraces. The large, well-appointed kitchen is perfect for many hands to prep a feast. All of the terraces are surrounded by roses, jasmine, and wisteria and you have your own small vegetable garden to enjoy the freshest of the season.

The interior: 21st-century modernity meets Old World charm
 

Whether watching the sunset over the Tiber River Valley, sharing a meal in the well-equipped kitchen, or relaxing by the fireplace after touring nearby hilltop towns, the ground floor is ideal for sharing time with family and friends. Both buildings that make up The Farmhouse, feature terracotta and concrete/resin floors with oak beams and cathedral ceilings. The spacious dining room is equipped with a large rustic pine table and Eames Eiffel Tower chairs. At the heart of the living room is a limestone fireplace carved by local artisans, surrounded on three sides by double-hung doors that open to a large terrace and mature gardens. With oversized stainless steel appliances, a cook's stove, and a full complement of All-Clad cookware, the kitchen is the perfect meeting place for food lovers of all ages. Each bedroom has a private bath with hand-laid river stones, a private terrace, french doors, an extra large rainfall shower head, and a private terrace looking out to the valley. The houses feature AC, Wifi, retractable insect screens, a television with SKY, and Bose docking station for your iPod.

 

Outside space: A peaceful sanctuary in the heart of Umbria.

A peaceful sanctuary with a spacious outdoor terrace, off the living room, is covered with white wisteria clinging to oak beams and features an outdoor fireplace that is perfect for cool fall nights or grilling bistecca and bruschetta. Below the terraces, the expansive stone swimming pool includes a paved area with chairs, lounges, and night lighting. The authentic Umbrian landscaping (complete with sage, rosemary, bay, and basil) includes cherry, walnut, and olive groves; fig and cypress trees; rosemary bushes; jasmine-covered columns and endless rows of lavender. Pool configuration: A maximum depth of 1.5 m (5 ft) and a large interior shelf of shallow water (10 in). No diving please

 

Extra Virgin Olive Oil

The Farmhouse is surrounded by about 500 trees that line the grove, where they grow three classic qualities of olives: Leccino, Moraiolo, and Frantoio—the types you’ll find in every Umbrian’s back (and front) yard. They are watched closely and hand-picked early. Pressed within 24 hours of harvest, the extra virgin is the very best of Umbrian olio di oliva. This year’s crop is delicious: a concentrated, fruity olive oil with the famous Umbrian peppery kick at the finish. Don't forget to taste (and buy) this extraordinary olive oil. 

Agri Segretum Wine

The house is surrounded by vineyards, they planted vines in 2008 on a sun-exposed Southwest facing slope at an altitude of 300 meters. The strong Umbrian sun, the dry wind brought by the scirocco, and the mud …  lots of mud! This taught them valuable lessons, but with the help of a Tuscan agronomist and enologist, who were curious to see what the Umbrian soil could produce, they managed to make an exceptional wine. Pensioners, village moms, and teenagers hiked into the vineyard with buckets and a pair of shears to harvest our crop. That’s how they have done it since the start and that’s how they keep doing it. Definitely try the wine at the property (or bring some bottles home with you!)
 

The Surroundings

The location of the property is perfect, as it is within an hour's reach of some of the most stunning and significant towns in Umbria. One of these towns is the medieval fortress town of Spoleto, nestled against the majestic Apennine mountains. If you visit during the summer, be sure to attend the Grand Festival dei Due Mondi, a yearly extravaganza of opera, dance, music, and art. Nearby Collazzone, a small medieval town perched above the Tiber River Valley, with plenty of local color and spectacular views. Narrow cobblestoned streets lead to a caffè, a pizzeria and ancient monuments. As San Lorenzo is Collazzone’s patron saint, the local church bears his name – as does the ancient Roman monastery in the nearby hills.

There are plenty of signed hiking and biking trails, featuring picturesque views at every turn, these winding pathways lead to ancient hilltop towns, medieval monuments, rolling vineyards, and lush valleys. Hiking/biking maps and route directions are available to guests upon request, as are hybrid bicycles.

A welcome dinner, a private chef, or cooking lessons can be booked upon request. Private airport transfers, babysitters, and guided day trips can be arranged.

Horseback riding can be arranged by request.

Cannondale hybrid bicycles, as well as biking/hiking maps and route directions, are available upon request.

There is an outdoor tennis court that can be rented in Collazzone.

Both the Antognolla and the Santa Sabina golf courses are about 45 minutes away.

There is a children's park and zoo 10 minutes away.

A private guide for touring Assisi and a private driver for day trips (or longer excursions) can be arranged.

Vespa motorscooter rentals for touring the countryside can be arranged.

After the booking request is received we will confirm the availability and total price with the owner. You will then receive a confirmation and the total amount of your booking by email. A deposit of 30% of the reservation sum is requested upon confirmation (within 48 hours). The remainder must be paid no later than 60 days before the start of your stay. When booking within 60 days, the total reservation sum must be paid immediately. In case of cancellation more than 60 days before the start of the stay, 50% of the deposit will be returned*. In case of cancellation within 60 days, no refund will take place. *Applies to most properties, but not all. We therefore recommend cancellation insurance.

*Please keep in mind that the property extends on two levels and that there are also stairs to reach the terrace and pool.

* Caretaker, maids and vineyard manager are present and working in the vineyard, gardens and olive grove. They are always around and happy to help with questions, recommendations or a visit to our cantina.

* Please keep in mind that you are on a 70 acre farm. The neighbours have sheep, there are a few outdoor cats and a gentle Italian sheepdog that roam the area.
