N° 058 | Oasis of Tranquillity
The farm dates back to the years between 1610 and 1643. The farmhouse was built by the Massari family, whose members held very prominent positions in all the offices of the Commune and the Republic of Siena. The farm was passed into the hands of the Cerretani family early in the 18th century, before returning to the Massari family in 1842. More recently, just after the turn of the millennium, Giulio Massari, a descendant of the family, decided to renovate the property for use as a farm holiday establishment.
In 2020 the current owner stumbled upon the property by chance. For Christmas, she rented a chalet in the French Alps but unfortunately, it turned out that it was a total scam. It was too late to find another suitable place in the mountains so the family diverted to Tuscany and rented the farmhouse. As soon as they stepped into the house, they felt how special this place was. The thing that struck them the most was its setting and the breathtaking view: the only aspect you cannot change when you buy a property!
A couple of months later the property was theirs and the original plan was to keep everything as it was. It was not too bad after all, just a few minor changes. However, the minor changes ended up being a total renovation of the property. It became a true passion project and the sheer joy of turning this ancient farmhouse into an elegant, slow-living retreat, with all the modern comforts but with respect for its history and original architecture.
The Space
The property is surrounded by 10 hectares of farmland and enjoys breath-taking all-round views of the “Crete Senesi”, the clay hills of Siena. At its center is a large garden, about one hectare in size, with a rectangular red brick farmhouse in traditional Tuscan style. The farmhouse measures about 300 square meters and contains five double rooms with ensuite bathrooms and a large living area. Outside are two loggias, one furnished as an outdoor lounge adjacent to the living room, and another adjacent to the kitchen, set up for al fresco dining. In the center of the garden is a large 500 square meter fully fenced pool area with a 14×6 meter infinity pool, two large shady gazebos, and a dining area with an outdoor kitchen. There is also a bowling alley court in the garden and a panoramic terrace with a jacuzzi hot tub overlooking the Tuscan hills.
Ground floor
The ground floor features a large living area with an open-plan kitchen, a dining area, a fireplace lounge, and a TV room. There are two covered terraces, one dining patio with a table for 12 and a BBQ connected to the kitchen, and one lounge terrace with a sofa area for 10. Further, on the ground floor, there are two ensuite bedrooms one twin and one double.

Outdoor
The Villa is surrounded by a garden of around 1 hectare, the outdoor features:
A pool area of around 500 sq. meters with an infinity pool (14 m by 6 m), 12 sunbeds, one outdoor movable sofa, two gazebos, a dining area with a table for 10, and an outdoor kitchen with sink, fridge, induction hobs.
An outdoor lounge area with 2 double hammocks and a fire pit with 6 lounge chairs.
A bocce court (petanque).
A loggia with a Jacuzzi.
Patios
Covered Patios: Two covered patios are designed to offer an outdoor experience while overlooking the beautiful landscapes of the Val d’Orcia hills.
Lounge Patio: The living room is directly connected to a 30 square meter covered patio with a view of the garden and the Tuscan hills featuring two sofas and two armchairs sitting ten people.
Dining Patio: The kitchen is directly connected to a 40 square meter covered patio with a panoramic view over the Tuscan hills. The patio features a lounge area, a rectangular table for 12, and a barbecue.
Amenities and Facilities
The Villa features an automated lighting system, air conditioning in all rooms, fast wifi indoors and outdoors, satellite television, and numerous portable Bluetooth speakers. The kitchen is equipped with a variety of appliances and utensils to meet all guests’ requirements, while the laundry room is equipped with a washing machine, dryer, iron, and ironing board. Families with small children have two cribs and high chairs at their disposal. Guests may enjoy a variety of outdoor culinary experiences thanks to a poolside kitchen trolley equipped with an induction cooker, sink, and refrigerator and a barbecue in the loggia by the kitchen. The wellness area includes a panoramic loggia with a large jacuzzi tub with lounge chairs. There is also a bocce court (Petanque) by the pool area. Next to the garage is an EV charging station. Additionally, there is a dedicated laundry room with a washing machine and drier.

The house is equipped with a photovoltaic system capable of generating 18 Kwh, more than the consumption at the peak of the Villa.
