Prices 2024 | Price transparency: Plinius is completely transparent about the prices, we do not charge a booking fee or add any additional charges. 

The Villa is let out exclusively to one group at a time. With the possibility of using the adjacent stone apartment, the property can accommodate up to a maximum of 22 people.

However, on request, it is possible to rent this property in a reduced format:

Up to 14 guests  (without the use of the double sofa bed).

Up to 12 guests  (without the use of one lounge and 1 bedroom).

Up to 10 guests (without the use of one lounge and 2 bedrooms).

Prices

Villa up to 10 people 

1.     Standard Rate: €1,200 per day

2.     Autumn Period: €1,400 per day

3.     Holiday Period: €1,650 per day

5% additional charge for each extra guest, up to a maximum of 16 people.

Villa from 17 to 22 people - the adjacent annex will be made available with two additional double rooms with ensuite bathrooms and an additional double sofa bed.

2.     Autumn Period: €2,200 per day

3.     Holiday Period: €2,545 per day

Minimum stay:

The minimum stay required is 4 nights

Minimum 7 nights stay: w 10% discount

COOKING LESSONS:

The morning lesson at 10.00 followed by lunch (antipasto, pasta fresh and dessert) costs €110 per person.

Afternoon lesson at 16.00 followed by dinner (as above but plus main courses and side dishes) €140 per person.

*It is possible to add pairing wines to dinners or lunches, starting at 30.00€ per person.

The idea is to visit the locations used for important television series and films, from Gladiator to The English Patient, the experience involves a sustainable immersion between Nature and Cinema through the most beautiful views of Montepulciano and the Val d'Orcia using your smartphone and the GPS routes on our App.

PHOTOGRAPHY:

Half-day photography workshops €200 per person for the first two participants, €145 per person from the third onwards.

Full-day photo workshops are €255 per person for the first two participants and €170 per person from the third onwards.

The service, curated by a professional photographer, consists of creating a tailor-made itinerary in which you reach the most beautiful and panoramic points of the Val d'Orcia, ideal for taking pictures. The pick-up and drop-off service in the villa is included in the price. It is possible to include visits and wine and cheese tastings in the itinerary (extra)

Portraits for couples and families in the villa by a professional photographer cost €350.00 (includes the photographer for 2 hours and 20 retouched images). Each additional hour costs €150 This service generally lasts 2 hours, and € 20 professionally retouched and ready-to-print photographs are taken via an online gallery dedicated to the customer. 

HORSE RIDING:

1 Hour trekking € 45 per person, 2 Hours or more to be agreed

Cost of horses delivered directly to the villa is € 70 per person

Booking Confirmation 

To confirm your reservation, we ask for a payment of 50% of the total amount.  The final payment must be received not less than 60 days before arrival.

Security deposit: When checking in, a deposit of  € 800 is payable, to be reimbursed on departure.

The payment can be made by Bank transfer.

Cancellation Policy:

60 days before your arrival: 50% deposit refunded

less than 60 days before your arrival: no refund

Rental Period:

Check-in time: from 16:00 to 20:00

Check-out time: 10.00  ~ unless otherwise agreed upon.

Rental Party

The booking is only for the people named on the booking form.

No parties or events – unless otherwise agreed upon.

Maximum Occupancy 

The maximum number of occupants in this property is 10 - 22  adults. This occupancy level is to ensure the comfort of Guests. If the number of vacationers exceeds the booking capacity, additional guests will not be accepted. Any amendment to or breaking of the contract will be at the Guest’s initiative.

Access

The Guest should allow the Homeowner access to the property for purposes of renewal, repair, and inspection. The Homeowners shall exercise this right of access in a reasonable manner.

Travel Insurance

It is strongly advised that holiday insurance be taken out by the Guest to cover holiday cancellation and all accidents, injuries or illnesses that occur while on the premises or its facilities. Plinius will provide any documentation needed by the Guest's insurers should it be necessary to cancel. Additionally, the Homeowner/Plinius also cannot be held responsible for conditions outside their control e.g., cancelled, or delayed flights/ferries, restrictive weather or where the Guest is unable to arrive at the property during the period that it is booked. Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

Lost Property

The Homeowner/Plinius is not responsible for the loss of personal belongings or valuables of the Guest. If the Homeowner finds anything that has been left behind during the Guest's stay, the Guest will be contacted to see if the item(s) should be returned and will be done so at the Guest's expense. If any of the property is accidentally taken away by any member of the Guest's party, the Homeowner must be contacted immediately upon the discovery to discuss return options.

Villa Manual

Provided upon arrival at the villa. This contains information on how to use appliances, check-out procedures and other useful information.

Swimming pool and grounds

The swimming pool has a retractable cover for security reasons. However, guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision. Following the pool rules of the homeowners is of the utmost importance for safety. The use of the swimming pool is at the risk of the Guests. The Homeowner/Plinius cannot be responsible for the low water temperature at any period. The Homeowner reserved the right to temporarily suspend the use of the pool for essential or emergency maintenance.

Behaviour

The Homeowner reserve the right to terminate the stay if the Guest or members of the Guest party are believed to be causing a nuisance or are not treating the property with due respect. In this event, no refund will be made for the unused portion of the stay.

Safety

For the personal safety of the Guest, smoke detectors and fire extinguishers have been provided. Smoke detectors are a legal requirement.

Liability

The Homeowner/Plinius cannot be held responsible for any noise or disturbance originating from the boundaries of the property or noise which is beyond their control. The Homeowner/Plinius also cannot be held responsible for wild animals and insects that may enter the property.

Complaints

Any problem or issue should be brought to the attention of the Homeowner / Plinius as soon as it becomes apparent, so that it may be rectified quickly. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the proprietor.

Minimum Age

Bookings cannot be accepted from persons under eighteen years of age.

Damages and breakages 

Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.

Deposit 

We trust our guests will treat the property with respect as they would do with their own home or a friend’s home. However, we understand that sometimes accidents happen. Should you break/stain anything, please let us know immediately – If it’s a minor we usually don’t charge.  Please do let us know so we can replace/clean it before the next guest arrives. If it is a larger issue, we would like to discuss the costs with you before you leave to avoid any issues at a later stage. Thank you!  When checking in, a deposit of  € 800 is payable, to be reimbursed on departure.

Additional Cleaning costs 

The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

Keys

Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

Temporary defect

The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or hot tub/pool. No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service
