Prices 2024 | Price transparency: Plinius is completely transparent about the prices, we do not charge a booking fee or add any additional charges. 

March 25th to April 28th:  €430 per night (minimum stay of 4 nights - check-in day is flexible)  
April 29th to May 26th:  €530 per night (minimum stay of 4 nights - check-in day is flexible) 
May 27th to June 9th:  €600 per night (minimum stay of 4 nights - check-in day is flexible) 
June 10th to June 23rd:  €600 per night (minimum stay of 7 nights - check in on Saturday)  
June 24th to September 1st: €780 per night (minimum stay of 7 nights - check in on Saturday)  
September 2nd to October 6th: €600 per night (minimum stay of 4 nights - check-in day is flexible) 
October 7th to November 3rd: €510 per night  (minimum stay of 4 nights - check-in day is flexible) 
November 4th to November 30th: €400 per night (minimum stay of 4 nights - check-in day is flexible) 

**Annual Closure: The Lamia is closed from December till the end of March

Booking Confirmation 

To confirm your reservation, we ask for a pre-payment of 30% of the total amount.  The final payment must be received not less than 60 days prior to arrival.

The payment can be paid by Bank transfer.

Cancellation Policy:

60 days prior to your arrival: 50% pre-payment refunded

less than 60 days prior to your arrival: no refund

Rental Period:

Check-in time: from 16.00 to 20.30

Check-out time: 10.00 am 

Rental Party

The booking is only for the people named on the booking form.

No parties or events – unless otherwise agreed upon.

No Pets are accepted – unless otherwise agreed upon.

Maximum Occupancy 

The maximum number of occupants in this property is 6 adults + 2 guests. This occupancy level is to ensure the comfort of Guests. If the number of vacationers exceeds the booking capacity, additional guests will not be accepted. Any amendment to or breaking of the contract will be at the Guest’s initiative.

Access

The Guest should allow the Homeowner access to the property for purposes of renewal, repair, and inspection. The Homeowners shall exercise this right of access in a reasonable manner.

Tourist Tax 

Tourist tax is €1,- p.p.p.n. for a maximum of 5 nights. This has to be paid to the Guest Relation Manager at check out. (Rate subject to amendments by the Municipality of Ostuni. To be checked when booking. ) Not applicable to kids under 12 y.o.

Travel Insurance

It is strongly advised that holiday insurance be taken out by the Guest to cover holiday cancellation and all accidents, injuries or illness that occurs while on the premises or its facilities. Plinius will provide any documentation needed by the Guest's insurers should it be necessary to cancel. Additionally, the Homeowner/Plinius also cannot be held responsible for conditions outside their control e.g., cancelled, or delayed flights/ferries, restrictive weather or where the Guest is unable to arrive at the property during the period that it is booked. Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

Lost Property

The Homeowner/Plinius is not responsible for the loss of personal belongings or valuables of the Guest. If the Homeowner finds anything that has been left behind during the Guests stay, the Guest will be contacted to see if the item(s) should be returned and will be done so at the Guests expense. If any of the property is accidentally taken away by any member of the Guest's party, the Homeowner must be contacted immediately upon the discovery to discuss return options.

Villa Manual and House Rules

The villa manual is provided upon arrival at the villa. This contains information on how to use the main appliances. The House rules will be provided before arrival at the Villa or at check-in and need to be signed by the Guests. They contain common sense rules and useful information about how to use the villa.

Behaviour

The Homeowner reserve the right to terminate the stay if the Guest or members of the Guests party are believed to be causing a nuisance or are not treating the property with due respect. In this event, no refund will be made for the unused portion of the stay.

Liability

The Homeowner/Plinius cannot be held responsible for any noise or disturbance originating from the boundaries of the property or noise which is beyond their control. The Homeowner/Plinius also cannot be held responsible for wild animals and insects that may enter the property.

Complaints

Any problem or issue should be brought to the attention of the Homeowner / Plinius as soon as it becomes apparent, so that it may be rectified quickly. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the proprietor.

Damages and breakages 

Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.

Security Deposit

There is a deposit of € 750, which has to be paid with the final payment at least 60 days before arrival. 

Additional Cleaning costs 

The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

Keys

Please note that if any keys are not returned at the end of your stay or are lost, then the cost of replacement of all locks and all keys will be charged to you. 

Temporary defect

The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or hot tub/pool. No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service
