N° 108 | Contemporary Palazzo Palermo
Step into an 18th-century residence in the heart of Palermo’s historic Kalsa district, where history and contemporary comfort meet. This home spans three floors and offers 450 m² of living space, complemented by a 150 m² terrace — a rare expanse in the old town. Staying here is like stepping into the life of a temporary citizen of Palermo, surrounded by the former splendor of a city that, in the 17th and 18th centuries, was one of the wealthiest in the Mediterranean.
Back then, Palermo thrived on grain, citrus, sugar, wine, silk, and vast estates. Wealth flowed in, and it showed! Architecture became a language of confidence, stature, and enduring style. In the Kalsa district, palazzi were the domain of aristocrats and high-ranking administrators, with grand reception floors above and service areas below. Today, that sense of presence remains — a home shaped by history, but with a contemporary twist, perfectly suited to modern living.
The Space
The residence is designed across three floors to balance shared living and private retreats. The ground floor hosts two living rooms, a dining room, a fully equipped kitchen with laundry, and the terrace with a shaded dining area — ideal for long lunches or evening meals outdoors. One of the three double bedrooms is also located here, complete with an en-suite bathroom and a private sauna. A small staircase leads to a shared bathroom for guests.
On the first floor, the master bedroom offers complete privacy with its en-suite bathroom, while the attic floor accommodates the remaining two bedrooms — one double and one single, both with en-suite bathrooms. The layout ensures tranquility and intimacy for all guests.
The Rooms
Each room combines historic charm with contemporary comfort. High ceilings, classic proportions, and careful finishes respect the building’s heritage, while modern amenities make it feel luxurious. The furnishings are understated yet elegant, creating a warm, inviting atmosphere throughout the residence.
Outdoor Area
The terrace is one of the home’s defining features. Spanning 150 m² and partially shaded for alfresco dining, it is framed by greenery that softens the cityscape. It is a space for conversation, sun-soaked mornings, or quiet evenings with candlelight — a rare outdoor sanctuary in the heart of Palermo.
Location
The residence is situated in the Kalsa, one of Palermo’s oldest and most storied districts. Its name comes from the Arabic al-Khalisa, meaning “the chosen,” reflecting its origins as an elite administrative quarter under Arab rule. Over centuries — Norman, Spanish, and Bourbon — the Kalsa remained prestigious, home to noble palazzi, churches, monasteries, and families whose wealth came from land, trade, and grain. Unlike inland districts, the Kalsa always had a cosmopolitan character, connected to commerce, diplomacy, and culture. Today, it remains layered, authentic, and quietly confident.

Guests can enjoy the full comfort of a private, self-contained residence, with spaces for cooking, dining, and relaxing. Additional bespoke services — such as private chefs, transfers, or other experiences — can be arranged upon request to enhance the stay.
