Surrounded by ancient olive, fig, and lemon trees, with breathtaking views of the Tyrrhenian Sea and the majestic Aurunci mountains, this luxurious retreat is perfectly situated along the picturesque coastline between Rome and Naples.
The Space
The house displays Gambardella's vision of "Mediterranean architecture." With a striking interplay of colors, the structure has a white exterior set against a plinth with gleaming red Pompeian tiles, creating a modern and vibrant oasis in the pastoral landscape.
Step into a realm of sophistication, where the rooftop pool steals the spotlight with panoramic views all around. The heart of the home, featuring the main living area, kitchen, and bedrooms, is situated on the ground floor. The well-appointed bedrooms, including a master suite with a double bed, have an ensuite bathroom, and a private terrace. Two additional bedrooms, each with twin beds and personal bathrooms, also open up to the terrace.
The vibrant color palette, ranging from lime to pine to olive and lemon, complements the light sand-colored terrazzo floor and white walls, creating an airy and refreshing ambiance throughout the house.
The large roof terrace steals the show with a breathtaking view and the semicircular bamboo pergolas offer shade during the day and create a divine spectacle under the starry night sky.
Sustainability
The villa was designed with careful consideration for the planet. All energy is derived from solar power, rain water is collected throughout the year in great water cisterns and used for the kitchen, bathroom, and pool water. Moreover, there is a charging station for electric vehicles
Extra Services
For those who prefer excursions to lounging on the roof, there are numerous beaches very nearby, including Sperlonga and Gaeta. A variety of sporting activities can be enjoyed there from swimming, surfing, sailing, or hiking and climbing in the nearby Aurunci mountains. guided cave tours, wine tasting and olive picking, excursions to the islands of Ponza and Ventotene, or to Capri, Ischia, Pompeii, Amalfi, Rome, and Naples are also only an hour's drive away.
There are plenty of restaurants in the area, from the much-loved family restaurant Bellavista in Itri, to Come Il Mare in Gaeta or Zi’Anna in Formia.

Prices 2023 | Price transparency: Plinius is completely transparent about the prices, we do not charge a booking fee or add any additional charges.
High Season: July, August, and first two weeks of September: € 4.500 per week.
Mid Season: From mid-May through the end of June and the last two weeks of September: € 3.500 per week.
Low Season: Rest of the year: € 2.800 per week.
Changeover: Changeover day is Saturday. | Check-in between 4 pm-7 pm. | Check out by 10 am.
