Minimum stay: 5 days 

The kitchen is for professional use only. They provide a vegetarian organic km0 meal service. Meals are cooked by the staff with fresh, organic ingredients from the garden. All meals are vegetarian. There are different options; breakfast only or half board (breakfast and either lunch or dinner). Additionally, there are many recommendations for restaurants in the area.

Capacity for up to 20 guests, 9 bedrooms, 5 bathrooms, and the yoga room. Although most rooms are doubles, there are options for singles and/or 3 triples. In the case of larger groups, they can offer additional double bedrooms nearby (€140 per night.). In total 1000m² indoor space and 7 hectares of beautiful organic gardens and fields. 

Security Deposits: A non-refundable deposit of €2,500 is due to secure your booking. Six months prior to your arrival date an additional non-refundable deposit of €2,500 is due.

Payment: 2 weeks prior to your arrival date, the balance is due. Balance = (number of nights) + (meals x number of participants x days) 

Farm stay: Your stay will be on a rural working farm with animals, both domesticated and wild.

Booking Confirmation 

To confirm your reservation, we ask for a deposit of 40% of the total amount.  The final payment must be received not less than 60 months prior to arrival.

Security deposit: € XXXX to be paid in Euro in cash on arrival and refunded at the end of the holiday.

The payment can be paid by Bank transfer.

Cancellation Policy:

6 months prior to your arrival: 50% pre-payment refunded

less than 6 months prior to your arrival: no refund

Rental Period:

Check-in time: from 16.00 to 20.00

Check-out time: 10.30 am - Unless otherwise agreed upon

Rental Party

The booking is only for the people named on the booking form.

No parties or events – unless otherwise agreed upon.

No Pets are accepted – unless otherwise agreed upon.

Maximum Occupancy 

The maximum number of occupants in this property is 20 adults. This occupancy level is to ensure the comfort of Guests. If the number of vacationers exceeds the booking capacity, additional guests will not be accepted. Any amendment to or breaking of the contract will be at the Guest’s initiative.

Access

The Guest should allow the Homeowner access to the property for purposes of renewal, repair, and inspection. The Homeowners shall exercise this right of access in a reasonable manner.

Tourist Tax 

A Tourist Tax per person/per night is levied by the local tourist office on all adults over the age of 18. This is payable in cash in euros by the Guest at the end of the holiday prior to departure. 1.50 per person

Travel Insurance

It is strongly advised that holiday insurance be taken out by the Guest to cover holiday cancellation and all accidents, injuries or illness that occurs while on the premises or its facilities. Plinius will provide any documentation needed by the Guest's insurers should it be necessary to cancel. Additionally, the Homeowner/Plinius also cannot be held responsible for conditions outside their control e.g., cancelled, or delayed flights/ferries, restrictive weather or where the Guest is unable to arrive at the property during the period that it is booked. Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

Lost Property

The Homeowner/Plinius is not responsible for the loss of personal belongings or valuables of the Guest. If the Homeowner finds anything that has been left behind during the Guests stay, the Guest will be contacted to see if the item(s) should be returned and will be done so at the Guests expense. If any of the property is accidentally taken away by any member of the Guest's party, the Homeowner must be contacted immediately upon the discovery to discuss return options.

Villa Manual

Provided upon arrival at the villa. This contains information on how to use appliances, check-out procedures and other useful information.

Behaviour

The Homeowner reserve the right to terminate the stay if the Guest or members of the Guests party are believed to be causing a nuisance or are not treating the property with due respect. In this event, no refund will be made for the unused portion of the stay.

Safety

For the personal safety of the Guest, smoke detectors and fire extinguishers have been provided. 

Liability

The Homeowner/Plinius cannot be held responsible for any noise or disturbance originating from the boundaries of the property or noise which is beyond their control. The Homeowner/Plinius also cannot be held responsible for wild animals and insects that may enter the property.

Complaints

Any problem or issue should be brought to the attention of the Homeowner / Plinius as soon as it becomes apparent, so that it may be rectified quickly. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the proprietor.

Minimum Age

Bookings cannot be accepted from persons under eighteen years of age.

Damages and breakages 

Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.

Deposit

We trust our guests will treat the property with respect as they would do with their own home or a friend’s home. However, we understand that sometimes accidents happen. Should you break/stain anything, please let us know immediately – If it’s a minor we usually don’t charge.  Please do let us know so we can replace/clean it before the next guest arrives. If it is a larger issue, we would like to discuss the costs with you before you leave in order to avoid any issues at a later stage. Thank you! Deposit € XXX

Additional Cleaning costs 

The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

Keys

Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

Temporary defect

The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or hot tub/pool. No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service
