In the late 18th century, Palermo was one of the Mediterranean’s most prosperous cities, thriving on grain, citrus, sugar, wine, and silk. Architecture became a language of confidence, ceremony, and continuity.
In the Kalsa district, palazzi were owned by aristocrats and high-ranking administrators — vertically ordered worlds with offices below, reception rooms at the heart, and private quarters above. This residence occupies part of the piano nobile, the grand first floor where noble families once hosted guests, long dinners, and music-filled evenings.
Redesigned in 1787 by Giuseppe Beccadelli Bologna, Marquis of Sambuca, it soon welcomed royalty and even Admiral Nelson. Severely damaged in the Second World War, it was restored around 2000 and has remained a family home for generations, preserving its late-Baroque interiors, historic maiolica floors, and monumental terrace.
Today, the sense of presence remains: a home shaped by history, built for living, and quietly holding its place in the city.
The Space
The apartment is accessed through a private, exclusive entrance and occupies part of the vast piano nobile — the palazzo’s original formal reception level. Spanning approximately 600 square metres, the space unfolds with a natural sense of grandeur, without ever feeling overwhelming.
Two magnificent reception rooms define the heart of the home, each retaining its original proportions and architectural details. Antique doors frame the rooms, while one salon is anchored by a remarkable signed 18th-century majolica floor, still intact and quietly commanding.
Beyond the formal rooms, the layout softens into a more intimate, private wing designed for everyday living.
The Rooms
Three main double bedrooms are tucked away from the reception areas, each with its own en‑suite bathroom, offering calm and privacy. The master bedroom is particularly generous, carrying the same sense of ease and elegance found throughout the residence.
Furnishings, artworks, and accessories have been carefully selected to create a harmonious dialogue between old and new. Nothing feels staged; everything feels considered, as if it has always belonged here.
A smaller upper‑level room with two single beds and a private bathroom provides additional flexibility. While more modest in size and style than the main bedrooms, it is ideal for accompanying staff, nannies, or anyone seeking a more independent arrangement, without creating the expectation of a fourth full bedroom.
A second dining room and a relaxed TV lounge complete the private living quarters, making the apartment equally suited to quiet stays or longer visits.
Outdoor Living
One of the palazzo’s rare privileges is its expansive terrace — nearly 300 square metres, paved in porcelain maiolica tiles. Sheltered by elegant drapery and framed by lush greenery, it becomes a natural extension of the living space.
This is where evenings stretch on: conversations at dusk, candlelit dinners, the soft hum of the city below. Despite its central location, the terrace feels remarkably secluded.
A private parking space is also available to guests — a true luxury in the historic centre of Palermo.
Kalsa District
The residence is located in the Kalsa, one of Palermo’s oldest and most storied neighbourhoods. Its name comes from the Arabic al-Khalisa, meaning “the chosen,” reflecting its origins as an elite administrative district during Arab rule.
Over centuries — Norman, Spanish, and Bourbon — the Kalsa remained a prestigious quarter, shaped by noble palazzi, churches, monasteries, and proximity to the sea. In the 17th and 18th centuries, it attracted aristocrats, administrators, and merchant families whose wealth came from land, trade, and grain.
Unlike inland districts, the Kalsa always had a cosmopolitan, outward-looking character — a place connected to diplomacy, commerce, and cultural exchange. Today, it remains layered and authentic, carrying the quiet confidence of its past.
