‘Invidia’ is famous for its envious panoramic and unspoiled view.
The holy Saint Beate Pietro was born on this spot in 1410. In the region, his name carries on. Every year he is honoured in a local ceremony and a wine-estate carries his name.
After being deserted for half a century, the owners discovered the farmhouse overgrown with trees. They strongly believed the ruin on this magnificent spot deserved a new life. It took 7 years of renovations, hard labour and determination to create a modern, “saint-like” atmosphere that brings the urban soul back to nature. At Invidia, it’s quintessential slow-living.
The space
As you walk in, you enter the hall which leads to a large fully equipped kitchen, with dining area and fireplace. The kitchen is surrounded by windows on all sides. The hall also gives access to the former stables which have now been transformed in to a spacious relaxed living area with fireplace. On one side this leads to a double bedroom with ensuite bathroom, on the other side it leads to the table tennis area and beautiful double doors to the garden and pool area.
In the former stables you also find a staircase upstairs where you will find a further 6 bedrooms with ensuite bathrooms as well as the loggia. The loggia is a relaxed open-air living room with fireplace and stunning views over the Tuscan countryside.
The open courtyard gives access to a covered terrace and dining area with stunning views. This leads to the pool area, set in a lush garden, surrounded by olive and fruit trees and plenty of space for sunbathing. The large infinity pool overlooks the rolling foothills of Tuscany.
On the west side of the farmhouse you find “the sunset terrace”, a covered terrace with relaxing sofas and armchairs where you can enjoy a nice appetitive and spectacular sunsets.
Location
The Podere (former farm) is located near the historical village of Trequanda. A village yet unknown to tourism, hosting the best local suppliers of Tuscan food.

Booking Confirmation
To confirm your reservation, we ask for a payment of 50% of the total amount. The final payment must be received not less than 60 days prior to arrival.
Security deposit: €2.500
The payment can be payed by Bank transfer.
Cancellation Policy:
60 days prior your arrival: 50% deposit refunded
less than 60 days prior your arrival: no refund
Rental Period:
Check in time: from 16.00 to 19.00 (later upon request)
Check out time: 10.00 am
Rental Party
The booking is only for the people named on the booking form.
No parties or events – unless otherwise agreed upon.
Pets are allowed on request. Charges may be applicable.
Maximum Occupancy
The maximum number of occupants in this property is 8 adults. This occupancy level is to ensure the comfort of Guests. If the number of vacationers exceeds the booking capacity, additional guests will not be accepted. Any amendment to or breaking of the contract will be at the Guest’s initiative.
Access
The Guest should allow the Homeowners access to the property for purposes of renewal, repair, and inspection. The Homeowners shall exercise this right of access in a reasonable manner.
Note for guests: The agronomist, cellarman and gardener will be working within the property from Monday to Saturday.
Tourist Tax
A Tourist Tax per person/per night is levied by the local tourist office on all adults over the age of 18. This is payable in euros by the Guest at the end of the holiday prior to departure.
Travel Insurance
It is strongly advised that holiday insurance be taken out by the Guest to cover holiday cancellation and all accidents, injuries or illness that occurs while on the premises or its facilities. Plinius will provide any documentation needed by the Guests insurers should it be necessary to cancel. Additionally, the Homeowner/Plinius also cannot be held responsible for conditions outside their control e.g., cancelled, or delayed flights/ferries, restrictive weather or where the Guest is unable to arrive at the property during the period that it is booked. Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
Lost Property
The Homeowner/Plinius is not responsible for the loss of personal belongings or valuables of the Guest. If the Homeowner finds anything that has been left behind during the Guests stay, the Guest will be contacted to see if the item(s) should be returned and will be done so at the Guests expense. If any of the property is accidentally taken away by any member of the Guests party, the Homeowner must be contacted immediately upon the discovery to discuss return options.
Villa Manual
Provided upon arrival at the villa. This contains information how to use appliances, check-out procedure and other useful information.
Swimming pool and grounds
The swimming pool has a retractable cover for security reasons. However, guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision. Following the pool rules of the homeowners are of the utmost importance for safety. The use of the swimming pool is at the risk of the Guests. The Homeowner/Plinius cannot be responsible for the low water temperature at any period. The Homeowner reserved the right to temporarily suspend the use of the pool for essential or emergency maintenance.
Behaviour
The Homeowner reserve the right to terminate the stay if the Guest or members of the Guests party are believed to be causing a nuisance or are not treating the property with due respect. In this event, no refund will be made for the unused portion of the stay.
Safety
For the personal safety of the Guest, smoke detectors and fire extinguishers have been provided. Smoke detectors are a legal requirement.
Liability
The Homeowner/Plinius cannot be held responsible for any noise or disturbance originating for the boundaries of the property or noise which is beyond their control. The Homeowner/Plinius also cannot be held responsible for wild animals and insects that may enter the property.
Complaints
Any problem or issue should be brought to the attention of the Homeowner / Plinius as soon as it becomes apparent, so that it may be rectified quickly. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the proprietor.
Minimum Age
Bookings cannot be accepted from persons under eighteen years of age.
Damages and breakages
Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.
Deposit
We trust our guests will treat the property with respect as they would do with their own home or a friend’s home. However, we understand that sometimes accidents happen. Should you break/stain anything, please let us know immediately – If it’s a minor we usually don’t charge. Please do let us know so we can replace/clean it before the next guest arrive. If it is a larger issue, we would like to discuss the costs with you before you leave in order to avoid any issues at a later stage. Thank you! (Security deposit: €2.500)
Additional Cleaning costs
The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
Keys
Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
Temporary defect
The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or hot tub/pool. No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service
