The Space
The heart of the villa is its spacious kitchen on the ground floor, featuring a large kitchen island, dishwasher, two large refrigerators, and two ovens, ideal for those who love to cook. A separate wine fridge ensures your favorite wines are always at the perfect temperature. The kitchen opens into the inviting living room, where a cozy fireplace and a comfortable seating area make it perfect for relaxing evenings with family and friends. From both the kitchen and living room, you can step out onto the terraces and porticos, where outdoor dining and lounging spaces await.
On the ground floor, you'll also find a guest WC and a utility room equipped with a washing machine and dryer, offering convenience during your stay.
The villa's exterior spaces are equally captivating. On the east side, the morning terrace is perfect for enjoying the first rays of sun with an espresso in hand, while the west side offers a spacious portico complete with a BBQ and dining area for outdoor meals. A comfortable lounge area here is ideal for evening drinks during the golden hour as the sun sets over the hills. The villa also provides practical amenities like a private driveway, parking for several cars, and an electric vehicle charging station.
The Bedrooms
The villa comfortably accommodates eight guests in its four tastefully decorated bedrooms. Two of the bedrooms have en-suite bathrooms, providing privacy and luxury, while the other two share a spacious, well-appointed bathroom. Each room is designed with comfort and tranquility in mind, ensuring a restful night’s sleep.
Stepping out from the kitchen or living room, you'll immediately feel the charm of the outdoor terraces surrounding the villa. The morning terrace on the east side is perfect for enjoying the sunrise, while the west-facing terrace offers an ideal spot for cozy evenings by the outdoor fireplace.
Outdoor Features
The highlight of this villa is the stunning shared* private pool, measuring 6.5 by 13 meters. One end features wide steps, perfect for lounging in the water, while the deeper end allows for diving and splashing around. A shaded portico near the pool offers a cozy spot for dining and relaxing, complete with an outdoor kitchen equipped with a dishwasher and a large refrigerator for preparing snacks and drinks.
Surrounding the pool, you'll find a spacious sun terrace with plenty of sun loungers and deck chairs to relax and soak up the sun. Two outdoor showers are available to refresh after a swim, and a nearby guest WC and changing room ensure you won’t need to head back to the house. The pool area is designed for both fun and relaxation, whether you're swimming, sunbathing, or enjoying the stunning views of the Tiber Valley and the Sabina region. The pool is safely enclosed with a childproof gate and is easily accessible via a private path from the villa.
*The pool is shared with the neighboring house, Plinius No. 096. (The houses are also rented together for large groups).
The pool and terraces are large and spacious, and in addition to the tettoia, there are several areas with umbrellas and sunbeds. This means you won’t be sitting together with the guests from the other house under the tettoia, but rather spread out over the spacious terrace surrounding the pool. There are also two showers (diagonally on the terrace), which adds to the sense of privacy.
Olive Grove and Wine Vineyard
The estate boasts a 10-hectare olive grove with 3,500 olive trees, producing some of the finest Italian olive oil. Don’t miss the opportunity to take a bottle of freshly made olive oil home with you! There’s also a vineyard on the property, located on the border of Umbria and Lazio. Here, you’ll find a variety of grapevines producing Trebbiano Toscano, Malvasia Istriana, and Grechetto di Todi for white wine, as well as Sangiovese, Merlot, and Cabernet Sauvignon for red wine. A wine tasting at the estate is highly recommended, and guests can purchase these exclusive wines at a discounted price.

Located near the charming village of Montebuono, just a short walk or quick drive away, you can start your day with a traditional Italian espresso at the local café. The village offers everything you need for your stay, including a butcher, baker, pharmacy, and supermarket. Explore the narrow streets of this ancient town, which dates back to 600 AD, and experience an authentic slice of Italian history.
Nearby, you can visit smaller picturesque towns like Casperia (6 km), Otricoli (15km), Poggio Mirteto (13 km), with its popular Friday market, and Calvi dell'Umbria (5 km), all perfect for a day trip during your stay. Just a short drive away, you'll find charming cities such as Rome (60 km), Orvieto (55 km), Narni (20 km), Viterbo (41 km), and Rieti (22 km).
