In Italy, you often find abandoned steel concrete skeletons.  These unfinished building projects always start with big plans and grand visions, but often without a budget to match the dreams. These projects are left, abandoned in the landscape. Not many have the courage to take on these kinds of projects, except for a small group of visionaries. 

Hans Jaeger and his wife Bernadette from Munich fell in love with the less-traveled Lazio coastline, near the Gulfs of Gaeta and Naples in southern Italy. They found a concrete skeleton a top of a hill. However, this was not their first skeleton, this was their second project, and they knew exactly who to contact: The architects Cherubino Gambardella and his wife Simona Ottieri, who specialize in re-designing abandoned concrete structures. 

They transformed this former ruin into a holiday home in the style of Mediterranean classicism. Seeking modernity and functionality, Jaeger aims for simplicity and clarity in the architecture. Gambardella creatively combines inventive architecture with a spacious, functional family home. It stands as an architectural statement, a testament to luxury defined by the quality of architecture and construction.

 

The Space 

The Villa is set within an ancient olive grove in the coastal Gaeta region. Nestled into the mountains, the property offers fantastic views of the Tyrrhenian Sea, the Aurunci mountains, and Vesuvio in the distance. 

Inspired by the simple forms and classic style of Capri, the contemporary clean-line hideaway celebrates simple luxury living. The spacious open-plan ground-floor living area includes a fireplace dining area and open kitchen, all focused around the panoramic views. The kitchen opens to a lovely courtyard with a Ceratonia. There are three en-suite bedrooms on the same level and an upstairs master bedroom with a walk-in closet and a large roof terrace.

On the swimming pool level is a guest house with two additional en-suite bedrooms and a living room that allows for relaxed bungalow-style living. Surrounded by a large sundeck with stunning views of the Tyrrhenian Sea.

  • Master bedroom with a king-size bed, en-suite bathroom, wardrobe, and private wrap-around roof terrace with has a seating area for an evening cocktails.
  • One bedroom with a double bed, private balcony entrance, en-suite bathroom, and wardrobe.
  • One bedroom with 2 single beds, en-suite bathroom, and private terrace. 
  • Second bedroom with 2 single beds, private terrace


The Pool House
On the swimming pool level, a pool house with two more bedrooms, a living room, and a bathroom allows for relaxed bungalow-style living. The pool house is accessible from the main house.

  • One bedroom with a double bed, en-suite bathroom, and direct access to the pool.
  • One bedroom with two single beds, en-suite bathroom, and direct access to the pool

 

Extra Services

For those who prefer excursions to lounging on the roof, there are numerous beaches very nearby, including Sperlonga and Gaeta. A variety of sporting activities can be enjoyed there from swimming, hiking, and water sports, to just relaxing in the sun. there are plenty of restaurants in the area, from the much-loved family restaurant Bellavista in Itri, to Come Il Mare in Gaeta or Zi’Anna in Formia.

After the booking request is received we will confirm the availability and total price with the owner. You will then receive a confirmation and the total amount of your booking by email. A deposit of 30% of the reservation sum is requested upon confirmation (within 48 hours). The remainder must be paid no later than 60 days before the start of your stay. When booking within 60 days, the total reservation sum must be paid immediately. In case of cancellation more than 60 days before the start of the stay, 50% of the deposit will be returned*. In case of cancellation within 60 days, no refund will take place. *Applies to most properties, but not all. We therefore recommend cancellation insurance.

Prices 2023 | Price transparency: Plinius is completely transparent about the prices, we do not charge a booking fee or add any additional charges.  

High season: July, August, and first two weeks of September, Xmas, and New Year: € 6.800 per week. 

Mid-season: From mid-May until the end of June and the last two weeks of September: € 5.500 per week 

Low season: Rest of year: € 4.500 per week.  

Changeover: Changeover day is Saturday.  | Check-in between 4 pm-7 pm.  | Check out by 10 am.
