This House is the perfect vacation home. Perched on a hilltop with a 360-degree view of surrounding vineyards, olive groves, and the Tyrrhenian Sea, cooled by a constant sea breeze, this stunning house boasts a pool and a beautifully terraced landscape.

The house was designed by the very talented architects Andrea and Luca Ponsi, by Studio Ponsi. for their own personal use. After being featured in a number of Architectural magazines and books, there was so much interest in the house that Andrea and Luca decided to open it up for holiday rental. In this way, this stunning and beautiful house can now be enjoyed by many. 

The Space

The house is both inspired by and intimately connected to this landscape. Built on three levels, its horizontal lines reflect the natural surroundings. The lower, walk-in level features two bedrooms and utility rooms, while the exterior tufa-stone façade makes use of volcanic rock, a centuries-old regional building tradition. On the main level the open-plan living, dining, and kitchen areas open onto a spacious terrace and a beautifully landscaped pool.
The white stucco interior walls are inspired by typical Mediterranean architecture. An outdoor steel staircase leads to an upper terrace and the master bedroom, which is also accessible from an indoor staircase. The overall design of the house, along with the external staircases, the interior wood paneling, and unique brass and copper details lend an appropriate nautical feel to the home. You can even see the sea out in the distance: the house offers panoramic views over the hills all the way to the Tyrrhenian Sea and its islands.

The house boasts a fully-equipped kitchen and a charcoal barbecue for cooking meals, as well as a fireplace with wood provided. There’s a laundry with a washing machine and dryer, as well as internet available throughout the property.

 

The bedrooms

Captain's Bedroom - Sleeps 2 persons

A luminous private room on the top floor with sliding glass doors opening onto a long terrace, and a panoramic window offering a breathtaking view of the surrounding countryside, the sea, and the islands of Argentario and Giglio.

Commander's Bedroom- Sleeps 4 persons (2 adults + 2 kids)

Large room on the lower floor with a comfortable king-size bed and a beautiful view of the olive grove and the garden. A large walk-in closet separates the room, creating a private space for the children's bunk beds

Liutenant's Bedroom - Sleeps 2 persons

Medium-sized room on the lower floor with a beautiful view of the olive grove and the garden. It features a cozy built-in workspace and its own private access to the garden.

Kids

If you’re traveling with kids, there’s a trampoline in the garden 2 soccer goals for them to use, and a lot of grass to run and play on!

 

Location

Maremma is still relatively unexplored by mass tourism, so it has an authentic feel and is dotted with old Tuscan villages that will appeal to those interested in architecture. The house is set within the Morellino wine country, which is named after the red wine that’s produced by many of the vineyards and you can spend entire days just wine tasting. There are also several farm shops where you can buy cheese, honey, and other products produced at the property or dine at their restaurants.

We’d recommend visiting Niki de Saint Phalle’s Giardino dei Tarocchi (Tarot Garden), which is dotted with large sculptures covered in mosaics and popular with both adults and children. If you’re visiting in the summer months, then definitely explore some of the beaches, which range from long strips of sand with beach loungers and umbrellas to hidden, rocky coves that are ideally accessed by rental boats. In the cooler months, the Terme di Saturnia hot springs are very appealing for a soak.

 

Beaches

There are many wonderful beaches easily reachable from the House. This area of Tuscany offers beaches of all sorts: from the wonderful small, rocky, and hidden ones on the Monte Argentario, to the easily accessible long sandy beaches on the Feniglia and Giannella stretches of land and up the coast to Castiglione della Pescaia. Also, by a short ferry ride from Porto S.Stefano, the wonderful Isola del Giglio offers many other wonderful beaches.

 

Food & Restaurants

There are many options for good dining in the area. Magliano in Toscana offers several good restaurants known for their Cucina di Terra (land produce). Our favorites are Da SandraDa GuidoAurora and La Poventa. Nearby Pereta offers two delicious home-run restaurants, Da Maria Moretti and Da Gaetano. Scansano, the home of the prestigious "Morellino di Scansano" has a wonderful enoteca that offers wine tasting and is open on Sunday.
For seafood or Cucina di Mare, we recommend exploring many of the wonderful restaurants in Orbetello, Talamone, Capalbio, or on the beautiful Argentario peninsula.
Magliano has a friendly butcher, Macelleria Angori.
 

Wine Tasting

The vineyards in the region and surrounding the house grow the prize-winning Morellino di Scansano.
There are many small and prestigious wineries in the area where you can taste the local wine; Frescobaldi's L’ Ammiraglia winery is notable for its contemporary architecture.

 

Hilltowns

Magliano in Toscana and Pereta are the closest hill towns to the house (5-10 min). By car you can also easily reach Scansano (20 min) and Pitigliano and Sorano (1 hr), two of the many fascinating towns built of tufa stone, the same stone used on the lower level of the house.

 

Extra Services

Extra cleaning during the week (at an additional cost). Otherwise, the cleaners will come once a week and change the linen at this time.

The architecture: it is a truly stunning design. The house looks like it's floating in the Tuscan landscape. Andrea and Luca Ponsi from Studio Ponsi have created a unique sanctuary. 

Location: Tucked away in the hills, close to two untouched medieval villages of Magliano in Toscana and Pereta. It is breathtakingly beautiful, with an uninterrupted view of vineyards, olive groves, and rows of cypresses, and with the sea, Monte Argentario, and Isola del Giglio in the distance.

Pool Design: The pool is divided into specific areas. The “beach” is particularly suitable for children, with only a few centimeters of water; the central section is 1.4 meters deep, and the deepest part lets you swim 15-meter lengths.

Outdoor areas: The terraces, patios, and loggias on three levels provide further vantage points from which to enjoy the beauty of the surroundings as they evolve with the seasons.

After the booking request is received we will confirm the availability and total price with the owner. You will then receive a confirmation and the total amount of your booking by email. A deposit of 30% of the reservation sum is requested upon confirmation (within 48 hours). The remainder must be paid no later than 60 days before the start of your stay. When booking within 60 days, the total reservation sum must be paid immediately. In case of cancellation more than 60 days before the start of the stay, 50% of the deposit will be returned*. In case of cancellation within 60 days, no refund will take place. *Applies to most properties, but not all. We therefore recommend cancellation insurance.
