N° 014 | 1920s Town house

users 6 bed 3 bath 3

The ancient hill town of Spello is firmly off the tourist trail, even though or perhaps because it has 2 famous towns nearby. Instead, Spello bustles with locals, and life is quintessentially Italian. Tucked away down a cobbled street is this gorgeous 1920s townhouse (fully renovated in 2013) owned by decorator Andrea Falkner. Her collection of furniture, art, and textiles from her travels all over the world combined with the 1920s architecture of the building makes this one of the most original townhouses in Italy. Cobalt blue double showers contrast with exposed brick walls and wooden beams. Located on the edge of town, the garden overflows with wild roses, jasmine, and lavender and has an uninterrupted view of the Chiona Valley. The terrace is a heavenly place to sit to enjoy an aperitif as swallows dip in and out of the pool and the rose-pink sun sets behind the Umbrian hills.

The Space

Kitchen & living room: This smartly designed room features a kitchen and dining area with a table for eight and a lounging area with a plush sofa lined with aged linen. The kitchen has everything you need for cooking a good meal. Hidden behind an antique door is a flat-screen satellite TV. The floors are in soft grey tones offset by the room’s green accents.

Master bedroom: A small staircase leads up to the master bedroom, with marvelous views of the garden and surrounding landscape. The king-size bed is by Minotti, the curtains are made from delicate Indian cotton, and a lovely Moroccan rug warms the floor. The en-suite bathroom is modern and elegant with twin rain showers, a toilet, and a bidet.

The Blue room: is on the ground floor and has its own private entrance. Cool white walls under ancient vaults, old terracotta floors, rich fabrics, a king-size bed by Gervasoni, and ocean-blue accents. The en-suite bathroom offers twin rain showers and an antique marble washbasin.

The Yellow Room: is on the lower garden level, down broad stone steps. This is a lovely, serene room with a king-size bed by Flou and charming side tables by Gervasoni. Yellows and greens compete for attention with mementos brought from Laos, Cambodia, and Burma. The room has a complete bathroom with a shower and toilet.

Garden: Umbria enjoys an excellent climate and life is mostly lived outdoors. Eating, reading, and relaxing are favorite pastimes after a long day spent exploring the region. The Garden House offers the ideal setting: a lawn with inviting loungers and vintage garden furniture, the shade of trees, and a small natural stone swimming pool.  Forget noises and traffic and enjoy the vast beauty of the Italian landscape.

Privacy: The house is not suitable for small children as the rooms are not connected. The Kitchen and Living area is on the first floor, the master bedroom is on the mezzanine, and the Blue and Yellow rooms are accessible only from the garden. The perfect setting for families with teenagers or for a group of friends, as every room has its private entrance and plenty of privacy.

Extra services

On request: Cooking classes in a nearby farmhouse, private chef, truffle hunt, baby-sitting service, wine or olive oil tastings.

Spello is a medieval village on the slopes of a hill in the beautiful landscape of the Umbrian countryside. Spello is officially classified as one of the most beautiful villages in Italy. As well as the village itself and the Roman and medieval monuments, there are many important artworks, o.a. a fresco by Pinturicchio in the Church of Santa Maria Maggiore which is the most important sight in the village. However, much of the pleasure of staying in Spello is simply wandering through the narrow streets of the old town, taking in the atmosphere

Plinius Loves…

Living like a local: It's such a unique experience to live in this historic village and feel like a local. In the morning pop down to the bakery a few doors down, have a coffee standing at the bar, and feel like you are part of the community.

Flexibility: Since the house is part of a larger estate you can have accommodation from 6 - 20 people. Therefore the house can be ideal for large families or groups of friends by renting it in combination with the other properties in Spello: the villa (6 guests), a 1920s townhouse (6 guests), a charming cottage (3 guests), a cozy apartment (2 guests), a beautiful small townhouse (2 adults + 2 small kids)

Attention to detail & comfort: As a frequent traveler Andrea has a great appreciation for quality accommodation and understands the importance of details. Having brought back from her travels all over the world an eclectic mix of unique objects, textiles, and furniture which give the house character and the all-important sense of home.

Location:  The house is nestled amid old town walls and offers incredible views of the valley and hills below. When you sit in the garden which overflows with wild roses, jasmine, and lavender you are surrounded by nature, and when you step outside the front door you are in the middle of the bustle of village life, surrounded by restaurants and cafes.
