Offering a truly authentic experience of “the village life” in the heart of a small village Puglia. This is a noble palazzotto lovingly restored by Studio Andrew Trotter and Marcelo Martínez. They took time with the renovation to carefully preserve the historic features of the house while bringing it into the twenty-first century. Having kept most of the original floors, the nonna’s (grandmother's) kitchen, or the internal doors (two of them being 300 years old), this palazzotto has all the charm and character you would expect of a house from the seventeenth-century. This is a truly authentic experience. A haven to relax, a barefoot luxury.

Andrew stumbled across the palazzo in September 2020, but it wasn’t on the market then. He then pleaded with the estate agent, telling him he really wanted to come to see the house. After much persuasion, the estate agent finally agreed, and Andrew visited the house and fell in love. Being inside, it was like time stood still. Two weeks later, he got the call that the original offer had fallen through – the house was his.

 

The Space 


Ground floor

From the gate, you enter the house through a courtyard, which is the perfect spot to have breakfast and dinner as it has no direct sun. From that courtyard, you will find the main living room and a fully equipped kitchen with everything you need to prepare a nice meal. Behind the kitchen, you will discover what once was the old chapel, which has been turned into a media room, with a 4-meter sofa (that can also be turned into two single beds for extra guests). This room has its own powder room and outdoor shower.

Connected to the living room you will discover the majestic dining room with another powder room and, on the opposite side, the garden room with a 3-meter sofa, the perfect place to relax and read a book. Outside there is a garden with a 3x2m plunge pool, to take the sun or cool off during hot days.

Most of the ceilings on the ground floor are over 5 meters high.
 

First floor

The upper floor is reached using the staircase in the entry courtyard.

To the right side of the staircase, you enter the green room, which leads you to the bedroom overlooking the street and the church, with its own en-suite and walk-in wardrobe. On the other side of the green room, there is the large master bedroom with a terrace overlooking the garden and a large bathroom with an old cast iron clawfoot bath.

To the left side of the staircase, you enter another large bedroom, through to its own small living room with a sofa that doubles as a single bed, perfect for a child. There is a large tiled bathroom behind.

Location 

The tiny village where the house is located is a sleepy (but also very lively) village in the heart of Salento. Here in the South, it feels like you stepped into a movie, with the kids playing in the streets, the old men debating on benches, and the grandmas making pasta in the streets.

The town has great coffee and pasticciotti (small cream-filled cakes), vegetable shops with local produce, a very well-equipped supermarket only 2 minutes from the house, and a few restaurants that open in the evenings.

Only 5 minutes by car you will get to Galatina, a larger town where you will find a great array of restaurants in a wonderfully baroque town. The capital of the area is Lecce and is only 20 minutes away. With shops, great restaurants and bars, and wonderful architecture, it’s the perfect place to spend an evening. Other towns of interest are Nardò, and Otranto, and in an hour's drive, you will find Ostuni, Ceglie Messapica, Cisternino, and Alberobello. The village is located only 25 minutes away from both coasts. On the east you have rocky coves, while on the west you have pristine sandy beaches, all with great beach clubs.

 

Extra Services

On request, a masseuse can come to the house and set up a spa in the Garden Room. In the future, they will also be able to offer a private chef on request.

After the booking request is received we will confirm the availability and total price with the owner. You will then receive a confirmation and the total amount of your booking by email. A deposit of 30% of the reservation sum is requested upon confirmation (within 48 hours). The remainder must be paid no later than 60 days before the start of your stay. When booking within 60 days, the total reservation sum must be paid immediately. In case of cancellation more than 60 days before the start of the stay, 50% of the deposit will be returned*. In case of cancellation within 60 days, no refund will take place. *Applies to most properties, but not all. We therefore recommend cancellation insurance.

Prices 2024 | Price transparency: Plinius is transparent about the prices, we do not charge a booking fee or add any additional charges. 

Low Season:  Jan, Feb, Nov, Dec (except holidays) | Min. stay 3 nights | € 700 per night

Mid-Season:  Mar, Apr, Oct (except holidays)  | Min. stay 3 nights |  € 900 per night 

Middle Season: May  | Min. stay 3 nights |  € 1.000 per night 

High Season: Jun, Sept, Easter, Christmas, and New Year   | Min. stay 3 nights | € 1.072 per night

Peak Season: Jul, Aug    | Min. stay 3 nights in July and 7 nights in August | Saturday - Saturday | € 1.215 per night

 

Included in the price: 

Rates include cleaning every two days, final cleaning, and change of bedding and towels midweek.

 

Additional costs:

Security Deposit: € 1.000  ~  The deposit will be fully refunded upon departure when there is no damage/other issues

Pets are not allowed

Children of all ages are welcome. But please be aware that some items in the house are quite delicate (and some that could pose a danger to young guests).
