Booking Confirmation
To confirm your reservation, we request a deposit of 30% of the total amount. This amount must be paid within 2 business days to secure the reservation. The remaining balance, along with the security deposit, must be paid no later than 60 days prior to arrival.
Security Deposit: €XXX~ The deposit will be fully refunded within 7 days after departure, provided there is no damage or other issues.
Payment can be made via bank transfer.
*Final cleaning fees and any charges for using the electric car charging points must be paid on-site during check-out.

Personal Details Booking form
Please provide the following information about your group no later than 30 days before the rental period begins:
A. Number of guests: adults, children 0–12 years / children 12–18 years
B. Copy of Passport: Contract holder
C. Personal details of all guests: First Name / Last Name / Date of Birth / ID or Passport Number
This information is required by revised legislation in Italy and must be made available by the property owner to Italian public authorities (similar to the standard practice in hotels).
Maximum Occupancy
The maximum number of occupants in this property is XXXadults. This occupancy level is to ensure the comfort of Guests. If the number of vacationers exceeds the booking capacity, additional guests will not be accepted. Any amendment to or breaking of the contract will be at the Guest’s initiative.
Access
The Guest should allow the Homeowner access to the property for purposes of renewal, repair, and inspection. The Homeowners shall exercise this right of access in a reasonable manner.
Travel Insurance
It is strongly advised that holiday insurance be taken out by the Guest to cover holiday cancellation and all accidents, injuries or illness that occurs while on the premises or its facilities. Plinius will provide any documentation needed by the Guest's insurers should it be necessary to cancel. Additionally, the Homeowner/Plinius also cannot be held responsible for conditions outside their control e.g., cancelled, or delayed flights/ferries, restrictive weather or where the Guest is unable to arrive at the property during the period that it is booked. Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
Lost Property
The Homeowner/Plinius is not responsible for the loss of personal belongings or valuables of the Guest. If the Homeowner finds anything that has been left behind during the Guest's stay, the Guest will be contacted to see if the item(s) should be returned and will be done so at the Guest's expense. If any of the property is accidentally taken away by any member of the Guest's party, the Homeowner must be contacted immediately upon the discovery to discuss return options.
Villa Manual
Provided upon arrival, containing information on appliance use, check-out procedures, and other useful details. Seven days before the rental period, you will receive house rules, a list of recommended restaurants, and an overview of local attractions.
Swimming pool and grounds
Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision. Following the pool rules of the homeowners is of the utmost importance for safety. The use of the swimming pool is a risk to the Guests. The Homeowner/Plinius cannot be responsible for the low water temperature at any period. The Homeowner reserved the right to temporarily suspend the use of the pool for essential or emergency maintenance.
Behaviour
The Homeowner reserve the right to terminate the stay if the Guest or members of the Guest party are believed to be causing a nuisance or are not treating the property with due respect. In this event, no refund will be made for the unused portion of the stay.
Safety
For the personal safety of the Guest, fire extinguishers have been provided.
Liability
The Homeowner/Plinius cannot be held responsible for any noise or disturbance originating from the boundaries of the property or noise which is beyond their control. The Homeowner/Plinius also cannot be held responsible for wild animals and insects that may enter the property.
Complaints
Any problem or issue should be brought to the attention of the Homeowner / Plinius as soon as it becomes apparent, so that it may be rectified quickly. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the proprietor.
Minimum Age
Bookings cannot be accepted from persons under eighteen years of age.
Damages and breakages
Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.
Deposit
We trust our guests will treat the property with respect as they would do with their own home or a friend’s home. However, we understand that sometimes accidents happen. Should you break/stain anything, please let us know immediately – If it’s a minor we usually don’t charge. Please do let us know so we can replace/clean it before the next guest arrives. If it is a larger issue, we would like to discuss the costs with you before you leave in order to avoid any issues at a later stage. Thank you! Additional Cleaning costs
The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
Keys
Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
Temporary defect
The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or hot tub/pool. No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service
